That tax would be fair enough, if it were deferred until sale of the home.

But just because your house suddenly appreciated in value, doesn't mean you also get a new ready supply of cash.  You only get the cash when you sell your home.  And lots of people still want to actually just live in theirs.

By its name, I assume that this tax kicks in when someone sells their home?  That's fair.  They're getting lots of liquid money from that sale and can pay it.

But a tax on that same home before it's sold (if ever)?  Where's that liquid money supposed to come from?

We would never levy income tax on a citizen based on what we "think they could earn"  So why a tax on a home, based on what we "think it could sell for"?

Will the government of BC (or anywhere else) guarantee home owners that if they've been paying (let's say) property taxes on the assessed value of $3M on their home, that if they sell it, they'll get $3M for their home?  If the best they can do is $2M, will the government cover that difference?  Or else on what grounds can the government just cheerfully assume a $2M house was actually worth one and a half times that, and tax based on that?

A $400 renters rebate works out to $34 per month while the allowable yearly rent increase for most people protected by BC government rent controls is now higher than $34 a month. So a $400 renters rebate would do very little to improve housing affordability in BC. To increase housing affordability the BC government would be better off building social housing than spending money on a rebate. Also, some of the rebate would go to higher income renters.

Very few if any renters would turn down the $400 a year rebate and it was an election promise which needs to be kept Of course other aspects of rent control need to be addressed as well but politicians need to live up to their actual promises!

Wealthy land owners in BC have become wealthy by sitting in their living rooms and they don’t want to pay their fair share of taxes. Tax the shit out of them and the sooner the better. And of course you tax the land  as that is where the value is you don’t want to pay your fair share of taxes sell your home
